Where does your studio operate?Our architectural studio is based in Volos. It operates in Volos and Thessaloniki and, depending on the project, undertakes jobs all over Greece.

What kind of projects does your studio undertake?Our architectural studio undertakes meaningful projects that we can be proud of - projects that are consistent with our purpose and values. Our projects focus on maximizing positive impact, prioritizing social, environmental and economic sustainability.

What is the difference between an architect and other engineers (eg civil engineer, mechanical engineer, etc.)?The architect is the coordinator in each project. Our architectural office provides integrated services, as it has partners from every field involved in the construction of a project. Our team holds the technical knowledge and expertise needed from the conception and composition of a project to its completion.

What is the difference between supervision and procurement?Supervision is the surveillance of specific construction stages, with programmed visits to each phase of the construction, but not on a daily basis. Tasks related to material orders, coordination of activities, client’s transactions with workers or material suppliers, bureaucratic activities and project coordination are not included. Procurement is a daily supervision by the engineer, with a more thorough control and integrated coordination of the construction, following the plans of the Building Permit. Additionally, during procurement, the engineer is responsible to monitor the project’s progress and budget against the construction programme and ensure the best economic and technical organisation of the project in order to save time and release any associated stress from the client.

What does the process of starting a new project include and how much time before the construction starts is it best to begin with the design/study?Initially, together with the client, we examine the idea he/she wishes to implement or the problem he/she wants to solve, the requirements and limitations that may exist and we set the initial goals. After we have explored the limitations and possibilities of the space in which it will be implemented, we compose an initial approach, with the aim of arriving at a solution that will meet the initial requirements as they have been set. Then, we move on to the design phase, which includes a series of iterative design activities that are progressively more detailed. During the implementation of the project and until its completion, we work closely with all involved parties (builders, technicians, etc.) on a daily basis. In this way, the quality of construction is secured and the project is delivered on time within the established framework. As every project takes time to mature, the sooner the study begins, the better it is for all the parties involved.

How long does it take to issue a building permit and what does the process involve?It usually takes a period of one to six months for projects to be completed. The building permit or small-scale permit is then issued for the works to begin.
